Louisiana cash-out DSCR refinance: make equity work without losing the buffer

TL;DR: A Louisiana cash-out DSCR refinance replaces the loan on a non-owner-occupied rental and may release equity for a business purpose. The new, larger payment has to be covered by rent after current Louisiana insurance and taxes, so rebuild those costs before you plan the proceeds.

Start with the use of proceeds

Equity is not the same as available cash. A refinance must account for the existing payoff, transaction costs, property value and the financing program’s requirements. The proceeds must support a business purpose, such as an investment acquisition or qualifying rental improvement plan.

Write down what the released funds will accomplish and what remains if the work costs more than expected. Using every available dollar can leave a rental exposed to insurance renewals, repairs and vacancy.

Rebuild the property picture

An older mortgage may have been assessed under very different expense assumptions. Obtain current insurance information, review the parish tax record and reconcile leases with actual collections. Revisit association obligations and any deferred maintenance.

Prepare the existing note and payoff information, ownership history, lease or rental evidence and an explanation of the planned business use. Seasoning, property eligibility, value and credit criteria differ across wholesale lenders.

Why the insurance renewal can decide the cash-out

Many Louisiana rentals were financed when insurance cost a different amount than it does at renewal today. A cash-out refinance tests the new payment against today's premium, not the one in the old escrow analysis. Pull the current declarations page, check the named-storm deductible and confirm whether flood coverage is required or advisable at the address.

If you bought for cash and now want to finance, wholesale lenders apply seasoning and delayed-financing rules that affect timing and the value used. Proceeds have to go to business purposes, such as repairs on the rental, reserves or another investment property. Compare the option with a home-equity line on the rental before deciding; the cash-out DSCR vs HELOC comparison is a useful next step.

Compare more than the cash at closing

Assess the new housing payment, closing costs, repayment structure and any prepayment terms alongside the current obligation. Cash proceeds are not a reason to overlook the ongoing coverage ratio.
