Louisiana short-term rental DSCR loans: seasonal income needs a year-round plan

TL;DR: Some DSCR programs count short-term rental income, but only from a lawful use at that exact Louisiana address. New Orleans tightly restricts whole-home short-term rentals in residential zoning, so many Louisiana properties are underwritten on long-term rent even when the investor plans furnished stays.

Permission comes before projections

Louisiana visitor demand does not make every address a permitted short-term rental. Municipal rules, parish requirements, zoning and association restrictions can affect the intended use. Verify the exact address with the relevant authority before relying on an advertised rental history.

New Orleans, a lake destination and a business-travel corridor are different operating environments. Do not carry a successful calendar from one market into another without examining its booking pattern, competing supply and management requirements.

Separate bookings from dependable income

Gross booking totals can include taxes, fees or services that do not belong in usable income. Platform statements, booking histories and management agreements should reconcile to the operating records. Wholesale lenders may evaluate rental income differently, particularly when the property has little history.

Cleaning, utilities, furnishings, maintenance and management all affect your operating result. The DSCR measure used for financing may not deduct each of these expenses, so run a separate business budget.

New Orleans rules and the rest of Louisiana

New Orleans regulates short-term rentals more tightly than most of the state. Non-commercial permits in residential zoning have carried per-block limits and operator-presence requirements, commercial short-term rentals are limited to certain non-residential and mixed-use districts, and the ordinance has changed through litigation. Investor whole-home short-term rentals in residential neighborhoods often do not qualify, so check the city's current rules before you buy.

Outside New Orleans, rules vary by parish and municipality, and homeowner or condominium associations can add their own restrictions. Whatever the location, compare the short-term plan against a long-term lease at the same address; the STR vs long-term rental DSCR comparison walks through that test.

Protect the quiet months

Use insurance written for the actual activity and ask about vacancy, guest damage, liability and loss-of-income limitations. Flood and wind exposures should be examined independently from the property’s appeal to guests.
