Louisiana DSCR loan FAQ
TL;DR: Louisiana DSCR loans are business-purpose loans on non-owner-occupied rentals, qualified on rent compared with the full payment. Loan Daddy LLC is a broker, not a lender: we shop wholesale lenders. The answers below cover ratios, LLCs, short-term rentals, flood insurance and Louisiana property taxes.
What DSCR do I need for a Louisiana rental?
There is no single answer. Each wholesale lender sets its own minimum ratio and adjusts other terms around it. A ratio above 1.00 means the rent covers the full housing payment (principal, interest, taxes, insurance and association dues); below 1.00 means it does not. Some programs consider ratios under 1.00 with tighter terms. Use the calculator, then ask for a review.
Can I get a DSCR loan in an LLC in Louisiana?
Usually yes. Many DSCR programs lend to an LLC with personal guarantees, provided the entity documents are in good standing with the Louisiana Secretary of State. Share your ownership structure early, and talk with legal and tax advisers before forming or changing an entity just for a financing request.
Can I use short-term rental income to qualify?
Some programs consider short-term rental income under specific documentation rules, but only from a lawful use at that address. New Orleans tightly restricts whole-home short-term rentals in residential zoning, and associations elsewhere may prohibit them. Confirm permission and operating history before treating a booking projection as qualifying income.
Is Loan Daddy a Louisiana lender?
No. Loan Daddy LLC (NMLS #2827624) is a mortgage broker, not a lender. DSCR Loans Louisiana arranges and shops financing from wholesale lenders, who underwrite and fund the loans.
Can I live in the property?
No. This site arranges business-purpose loans on non-owner-occupied investment property only. Primary residences, second homes and a double where you live on one side are not eligible.
Is flood insurance required for a Louisiana DSCR loan?
It is required when the property sits in a FEMA special flood hazard area, and some wholesale lenders require or recommend it elsewhere. Whatever the premium, it goes into the payment the rent has to cover, so get a flood quote and an elevation certificate early.
Why can property taxes rise after I buy a Louisiana rental?
Louisiana's homestead exemption applies only to an owner's primary residence. If the seller lived in the home, their bill reflected that exemption; as a rental, it does not. Ask the parish assessor for a non-homestead estimate and use that figure.
Can I get a DSCR loan on a New Orleans shotgun double?
Often yes, if you will not live in either side and the property is insurable at a cost the rent supports. Wholesale lenders generally underwrite the combined rent from both units against the full payment.
Can I get a DSCR loan on a vacant Louisiana property?
Sometimes. Acceptable rental evidence varies by program, and an appraiser's market-rent estimate may be used in place of a lease. Explain the vacancy, the intended lease and any work needed before a tenant can move in.
Can I take cash out of a Louisiana rental with a DSCR loan?
Cash-out refinance options may be available when the proceeds serve a business purpose. Payoff, value, ownership history, the new payment's coverage and underwriting all affect how much is available.
Does a good DSCR guarantee approval?
No. Property condition, rental evidence, credit, liquidity, title, insurance and program rules still matter. The calculator is an educational estimate, not an underwriting decision.
Does the property have to be in Louisiana?
This site focuses on Louisiana. You may name another state on the inquiry form, but service availability and applicable licensing are verified before any transaction proceeds.
Can several Louisiana rentals be financed together?
You can describe a portfolio. Whether separate loans or a grouped structure is available depends on the properties, ownership and wholesale lender criteria. Present each property with its own rent and costs first.
What should I have ready before I apply?
The property address and parish, intended use, requested loan amount, lease or rental evidence, a non-homestead tax estimate and landlord insurance quotes including wind and flood. For a refinance, add the current mortgage statement and your business-purpose plan.
How long does a Louisiana DSCR loan take to close?
Timing depends on the appraisal, title, insurance, document readiness and underwriting. An initial inquiry does not set or promise a closing date.
Does submitting the form obligate me to borrow?
No. It requests a conversation about investment-property financing. Review the contact consent and privacy policy before you submit.
